Are you licensed for this?
For mold areas over 10 square feet, Florida requires a license. Mold assessors and mold remediators are licensed under Chapter 468, Part XVI of the Florida Statutes, through the Department of Business and Professional Regulation.
Ask for the license number and look it up on myfloridalicense.com.
Will you test and clean?
Florida law generally bars an assessor from cleaning up a home they assessed in the past 12 months, and a remediator from assessing a home they cleaned in that time. Certain certified contractors are an exception.
The point is that whoever tells you how bad it is doesn't profit from the answer.
Where is the water coming from?
Ask what's causing it and who fixes that. A cleanup that skips the cause tends to come back.
A clear answer names a place: a window, a drain line, a duct, a fan or the roof.
What comes out, and what stays?
Ask which materials will be removed and which cleaned in place. Soaked drywall, insulation and carpet usually go. Hard surfaces can usually be cleaned.
Ask how the work area will be contained from the rest of the house.
How will I know it's finished?
The area should be clean and dry, ready for repairs, with the cause fixed or scheduled. Ask what you should expect to see at the end.
If you want a lab's confirmation, that's a separate assessment by a licensed assessor.
