The size of the area
A patch on a shower ceiling and a wall that soaked for weeks are different jobs. The size of the affected area sets how much material comes out and how long the work takes.
The inspection measures it, so the price is based on what's really there.
What's behind the surface
Mold on tile or paint can often be cleaned in place. Mold inside a wall, under flooring or in insulation means that material has to come out and be bagged.
Moisture readings show how far the water traveled, and that's what sets the scope.
How hard it is to reach
An open closet wall is quicker than a ceiling over built-in cabinets, or an attic in July. Access changes the time a job takes and how the area is contained.
The cause
The leak, drain line or roof has to be repaired by the right trade before the area is closed up. That repair is separate, and we'll tell you who to call.
There's no charge for the inspection, and the price is set before work begins.
